Apprentice Building Engineer

Pay: $64000 - 92800 / year (hourly position)

Schedule: M-F day shift; occasional on call as needed

Location: Redmond, WA | Meta Campus (may help with coverage in Seattle & Bellevue on occasion)

Assist Building Engineers with system maintenance and repairs. Work with Engineers in the troubleshooting process for system failures, limiting operational down-time, and re-establishes building services. Basic knowledge of building systems for recognizing deficiencies. Implementation of changes to current systems and understanding cross functional equipment operation under the supervision of a Building Engineer.

Relationship to Other Positions

Reports to Critical Facilities Engineering Manager via Lead Engineer and works directly with Trade Engineers and Building Engineers.

Job Overview

Supports equipment operational checks, assists with preventative maintenance task, and supports operational engineering duties as the needs of the property and client require. OJT for increasing knowledge base and potential position advancement.

Job Functions

With direction from Engineering Management, the Apprentice Engineer maintenance action for the following:

  • Assist with logs and file tracking, where appropriate, to include, but not limited to; chemical consumption logs and other equipment or operation inspection logs specific to the property
  • Assisting with existing system operation and performing preventative maintenance
  • Support the Lead Engineer and Building Engineers, to ensure quality services are completed on schedule
  • Assist in implementation of system specific Standard Operating Procedures (SOP)
  • Assist with critical system shutdown and start-up
  • Provide prompt and courteous response to tenant requests within the guidelines set forth by JLL
  • Maintain ethical, professional, and courteous relations with contractors and tenants
  • Demonstrate full competency in all current JLL and property emergency procedures including but not limited to:
    • Assist with directing building occupants with evacuations
    • Assist with life safety system alarms
    • Assist emergency authorities and response teams
    • Utilize fire alarm and life safety systems at assigned property and make adjustments and changes as needed
    • Adhere to all JLL and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations.
    • Actively participate in required training activities and seminars
    • Apply knowledge of how each of the components in the building systems relates operationally to one another and modify and/or install new system(s) as needed
    • Identify potential causes for failure of a system(s) and prioritize repair process
  • Ability to efficiently handle and coordinate multiple task assignments
  • Interact with employees, visitors, and contractors with poise and diplomacy
  • Maintain calm demeanor in emergency situations

Job/Skill Requirements

Skill requirements to perform assigned duties:

  • Collaborate with fellow engineering team members during maintenance and troubleshooting processes
  • Perform general repairs, maintenance and replacement of building components including, but not limited to; building fixtures, plumbing, electrical and A/C controls under the supervision of a Building Engineer or Lead Engineer
  • Ability to function partially autonomous
  • Interpret instructions in written, oral, and diagrammatic or schedule form
  • Possess initiative to assume additional responsibilities
  • Communicate effectively both verbally and written
  • Basic knowledge for reading and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices
  • Knowledge and proper use of basic hand tools (i.e. socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.)
  • Understand correct usage of power tools, drill motors, saws, grinder, impact wrenches, etc. (pneumatic, electric or engine drive)
  • Read and understand a variety of instructions, including equipment instruction manuals (including written, oral, or schedule forms)
  • Understand correct usage and donning of all Personal Protective Equipment (PPE)

Experience Requirements

Experience requirements to perform assigned duties:

  • 1+ year of experience as a Building Engineer or equivalent facilities technical trade
  • Worked within lab and cleanroom environments (recommended)
  • Experience working within high stress/demand environments

Educational Requirements

Educational requirements to perform assigned duties:

  • High school diploma or equivalent
  • Specific license(s) applicable to trade (recommended or working towards)
  • Obtain required city and/or government licenses or permits (i.e. Boiler Operator's license, Maintenance Electrician's License, EPA CFC Universal Certification Technician certificate, refrigeration operator/mechanic's license etc.)

Working Environment

Working conditions to perform assigned duties:

  • Indoors - 40%
  • Outdoors - 60%
  • Meet the shift working requirements of the assigned property; shifts may include early mornings, late evenings, weekends, and holidays
  • Work overtime as business needs deem appropriate
  • Willing to be on call in a rotational schedule
  • Emergency response to limit operational downtime
